A deep clean sets the standard. Your plan maintains it.

Maintenance cleaning removes what landed this week. Deep cleaning removes what has been building for months — and in Thailand, that is not the same job.

Why a normal visit cannot do this

There are exactly two reasons — and most people only know the first one.

A regular visit is built around time. The team arrives, works through a fixed route, and leaves your home clean on the surface — which is genuinely all a well-maintained home needs. A deep clean is built around access and contact time. It goes after the two categories of dirt that a routine visit is not able to touch.

Reason one

Some dirt has bonded

Grease, limescale, soap film and mould are not sitting on the surface — they have attached to it. Wiping does nothing at all. Breaking that bond needs the correct chemical, left in contact long enough to work, and often a machine. That is time and product, not effort.

Some dirt is hidden

It does not matter what you clean with if you cannot reach it. The floor under the bed. The wall behind the sofa. Behind and beneath the fridge. Inside the microwave, the drawers, the cabinets. Nothing gets clean until the object in front of it moves.

We move your furniture. That is the difference.

This is the honest answer to why a deep clean costs more than a regular visit. It is not a better wipe and it is not a stronger chemical. It is two additional hours of moving heavy objects, cleaning the surfaces they were hiding, and putting everything back exactly where it stood.

Beds are moved. Sofas are moved. The fridge comes out from the wall. The microwave comes off the counter. Drawers and cabinets are emptied, cleaned inside, and repacked. Cushions come off. If it can be moved safely by two people, it moves.

Anything fixed, fragile, extremely heavy or built in stays where it is — and we will tell you what we could not move rather than quietly working around it.

What that means, room by room

Everything in a regular visit, plus all of the following.

Kitchen

  • Fridge pulled out — cleaned behind, underneath, on top and inside, shelves and seals included
  • Microwave moved — inside, underneath and behind
  • Behind and under the stove; oven interior, racks and glass
  • Extractor filter degreased — soaked, not wiped
  • Grease film lifted from cabinet fronts, handles and wall tiles
  • Cabinets and drawers emptied, cleaned inside, and repacked
  • Sink drain, tap aerator and limescale on fittings
  • Bin cleaned and disinfected, not just emptied

Bathroom

  • Grout machine-scrubbed — floor and walls
  • Silicone seals treated for mould before staining sets permanently
  • Limescale removed from shower glass, screens and all chrome
  • Behind and around the toilet base and cistern, including the fixings
  • Floor drain covers lifted, cleared and flushed
  • Extractor vent and grille
  • Inside cabinets, under the sink, and the pipework behind it
  • Mirror, glass shelves and light fittings

Bedrooms

  • Bed moved — floor beneath cleaned, frame and slats included
  • Headboard and the wall behind it — a common first site for mould
  • Wardrobe interiors, shelves and rails, emptied where needed
  • Skirting boards behind and beneath furniture
  • Bedside drawers inside and out

Living area

  • Sofa moved — floor underneath and the wall behind it
  • Cushions lifted, crevices vacuumed, frame cleaned
  • Behind and inside the TV unit, cable dust removed
  • Shelving cleared section by section, not dusted around
  • Dining chairs — legs, rungs and undersides of seats

Throughout the home

  • Skirting boards, every room
  • Door frames, door tops and both faces of every door
  • Light switches, sockets and handles disinfected
  • Air-conditioner grilles and visible vents
  • Window and sliding-door channels — sand and salt dug out
  • Window glass inside, frames and sills
  • Ceiling corners, cornices and light fittings
  • Balcony floor, railings and balcony drain
  • Skirting-to-floor junction, where grime collects invisibly
  • A photo condition report when we finish

Pink is a warning. Black is a repair bill.

The single most expensive thing that goes wrong in a Thai bathroom — and the easiest to prevent.

Stage one

The pink film

That pink or orange slick in the shower is not mould at all. It is a bacterium that feeds on soap and shampoo residue. It wipes away easily — and returns within days, because the residue it eats is still there and the room is not drying.

Fungus follows

A permanently damp surface with a food source is an invitation. Grey and black spotting starts in grout lines, silicone seals, wardrobe backs and the wall behind the headboard — the coolest, least ventilated surfaces in the room.

The stain sets

Black mould does not sit on grout and silicone. It grows into them — into the pores of the grout, and its pigment into the polymer of the sealant. Bleach now kills the organism and the black remains, because the colour is inside the material.

Cleaning can no longer fix it

Caught at pink, it is a routine deep clean. Caught at black, it is a renovation.

This is why we treat seals and grout at the first sign of spotting rather than when a customer asks. It is a few minutes of contact time at stage two. At stage three it is no longer our job at all — it is a contractor's.

Why Thai bathrooms do this and Finnish ones do not

Twenty years of Finnish method, applied to a climate that behaves nothing like Finland.

  • The floor is often not graded to the drain. Water sits there after every shower instead of running away.
  • Many condo bathrooms have no window at all.
  • Extractors are missing — or they vent into the ceiling void rather than outside, which moves the moisture without removing it.
  • Ambient humidity sits at 70–80% year round. There is no dry season indoors.

A Finnish bathroom dries fully between uses. Yours does not, and every hour it stays wet is a growing hour. The standing water does further damage on its way out: it leaves limescale rings as it evaporates, wicks into door frames and skirting, and lets the floor drain breed smell.

And the rest of the home has its own local list:

  • Salt and sand packed hard into window channels and balcony door tracks — coastal, constant, and invisible until the door starts to stick.
  • Cooking grease bonds far faster in heat than it does in Europe. The same kitchen, six months, twice the film.
  • Hard water clouds shower glass within months and leaves scale on every tap and shower head.
  • Gecko droppings behind furniture, along high surfaces and on top of wardrobes.
  • Humidity turns dust into a film rather than a layer. This is the real reason wiping eventually stops working — dry dust lifts, damp film smears.

What we can and cannot do about it

We cannot re-grade your bathroom floor, fit a window, or rebuild an extractor duct. What we can do is remove the residue the growth feeds on, treat grout and silicone before the staining sets permanently, clear and flush the drain — and squeegee the floor dry before we leave, on every single visit, not only during a deep clean.

It takes ninety seconds and it is the difference between a bathroom that ages and one that does not.

Why turnover is cheaper than a deep clean. A unit between tenants is empty. Nothing has to be moved, unpacked or worked around, and one month of a single tenant does not build the grime that a year does. Same method, far less resistance — so we price it well below a full deep clean.

Moving in
